01 First conversation

We talk about what you’re looking for, your budget and your timeline. I tell you honestly whether I can help.

02 Brief & search

I search the full market — portals, off-market and my network — and build a shortlist that fits, filtering out the problems you can’t see.

03 Viewings & assessment

We view the shortlist together, or I view on your behalf. I assess condition, legal status, location and real value.

04 Due diligence

Nota simple, urbanistic status, licences, debts, community charges — checked before a euro moves, with an independent lawyer.

05 Negotiation & offer

I negotiate price and terms on your side of the table, backed by comparable evidence.

06 Notary & completion

I coordinate lawyer, notary, NIE, banking and signing — and stay with it through to the keys.

07 After the keys

Utilities, taxes, registration and rental setup if you want it. The relationship doesn’t end at completion.

Transparent fees

Why I charge you, the buyer.

Unlike a traditional agent who charges the seller a commission, I charge a transparent advisory fee to you as the buyer. This is how your interests and mine stay aligned. The exact fee depends on the scope of your search — we discuss it in the first conversation, before anything is agreed.
